Kahala

Every major city in the world has its own standout upscale neighborhood. LA has Beverley Hills and New York is rightly proud of Tribeca. For Honolulu, it’s Kahala.

Nestled in Oahu’s scenic southern coast, Kahala has picture-perfect beaches, quiet streets lined with lofty palm trees, and gorgeous estates. Together with year-round sunshine and its host of exceptional amenities, Kahala is a tropical paradise unlike any other.

If you’re planning to invest in Hawaii, the homes for sale in Kahala should be on top of your list. Here, we’ll guide you through just some of the reasons why Kahala might be the right place for you to call home.

Table of Content

History

Throughout the late 18th century to the early 19th century, Kahala was primarily an agricultural area used to raise livestock. It was also a popular fishing spot. Indeed, the name Kahala comes from the original name of the amberjack fish, a common game fish in the area.

In the mid-1800s, Hawaii experienced the Great Mahele, a major land redistribution that allowed private land ownership. The islands were divided and sold to various individuals. A significant portion of Kahala ended up with Queen Liliuokalani, the last Hawaiian monarch.

Kahala flourished in the 20th century, thanks in part to Hawaii’s booming tourism industry. Its coastal proximity attracted luxury real estate developers. Soon, exclusive country clubs, hotels, oceanfront estates, and high-end villas were constructed. This includes the Wai, an iconic neighborhood landmark.

Kahala now

Today, Kahala is one of the most sought-after neighborhoods on the island of Oahu. It’s a magnet for the affluent and many recognizable names have made Kahala their home including political figures, royalty, and Hollywood celebrities.

Location

Kahala sits between the Diamond Head Natural Monument and Waialae Iki and is bordered by Kaimuki to the north. South of it is the sparkling waters of the Pacific. Just 10 minutes from downtown Honolulu, residents get access to all the amenities of the downtown area yet still live in a place that’s serene and tranquil.

The neighborhood is easily accessible. The H-1 Freeway passes through the area, making it convenient to reach other parts of the island. Kahala Avenue is a great option if you don’t want to use the freeway.

Home for sale in Kahala

living room interior

Kahala offers a diverse array of investment-worthy property options. There are some stunning ultra-luxury properties in a range of different architectural styles, each promising a blissful living experience. If you’re looking for luxurious but more modestly priced single-family homes, those closer to the Waialae Country Club may be of interest. This is considered the “older Kahala area,” and here is where you can find some beautiful traditional Hawaiian Bungalows.

Here are some benefits you can expect when you purchase a home for sale in Kahala.

  • Spacious lots

With an average of 9,000 square feet, properties in Kahala tend to have larger lots than other neighborhoods on the island. And since the neighborhood is fairly flat, you can easily maintain, customize, and expand your property.

  • Seclusion and privacy

Kahala is just a short drive away from downtown Honolulu, but the six-mile distance is enough to provide a natural buffer from the city’s noise and congestion.

  • Convenient beach access

Investing in one of the oceanfront homes for sale in Kahala means you’ll have the beach at your doorstep. Wake to the site of the shimmering ocean, and the invigorating breeze that comes in from the coast. Having the beach at your doorstep has a profound effect on the quality of life you can enjoy.

  • The real estate market

There has been a steady appreciation over the last 3 years in the Kahala real estate market. Like most markets, there are occasional dips and rises but overall homes in Kahala have seen their value rise over the last few years.

    outdoor swimming pool with fountain

The median price of a home sold in Kahala 3 years ago in August 2020 was a little over $1.5M. In June 2023 the median price was $2.5M. That’s an increase of over 66% in the course of 3 years. Also, note that the length of time a property stays on the market has fallen in the past 3 years, indicating a greater demand in the area.

Homes for sale in Kahala have in the past often been listed considerably higher than the median sale price. During the height of the frenzied market in the early 2020s, homes would sometimes be listed for over double the median price for homes sold in the area.  For example, in August  2021 the median listed price was close to $5M but the median price of homes sold was $1.35M. However recently, sellers have been listing prices that are more in line with median prices for homes sold.

This means that while buyers shouldn’t expect to be able to make bids that are drastically lower than the listing value, there is some ability to negotiate a favorable price. It is recommended that if you are looking to invest in Kahala, you acquire the services of a real estate professional who can represent your interests and secure you the best deal in the market.
